Residential development projects, including single-family homes, townhouses, condominiums, and apartments, typically require a Residential Site Improvement Bond.
Site & Subdivision bonds are typically utilized by municipalities and developers who own the land where the project will take place. A Site Bond covers groundwork for one lot, while a Subdivision Bond extends to multiple lots.
Municipalities or developers mandate that contractors obtain a Site & Subdivision Bond to ensure project completion. The Surety, which guarantees the bond for the municipality/developer, oversees the project and intervenes if the contractor fails to complete it.
These bonds are crucial for preparing the ground for projects, such as road placement, sewer lines, water mains, sidewalks, and landscaping. They do not cover building construction on the site.
Each bond includes a Performance Bond and a Maintenance Bond packaged together.
